ENVIRONMENT:
Our client is a highly respected and well-established commercial property brokerage in South Africa. They are currently expanding their Johannesburg team and seeking a Senior Industrial Broker to lead from the front, managing deals, mentoring brokers, and driving business development in key industrial areas across Gauteng.
 
DUTIES:
Leadership & Team Development
  • Drive broker recruitment aligned with company growth targets.
  • Mentor junior and mid-level brokers—supporting them with market knowledge, negotiation strategies, and client engagement techniques.
  • Facilitate onboarding of new brokers with emphasis on brand values, operational tools, and area knowledge.
  • Identify training needs and ensure implementation of relevant development programs.
  • Foster a high-performance, collaborative culture among brokers.
  • Assist the Head of Broking in performance reviews and strategic direction.
Sales, Leasing & Negotiation
  • Personally close significant sales and leasing deals in the industrial property sector.
  • Guide brokers through complex transactions—structuring them to achieve maximum return and long-term value.
  • Engage with landlords, developers, and corporate tenants to structure bespoke solutions.
  • Ensure full compliance with legal and ethical standards in all transactions.
Market Intelligence & Area Expertise
  • Stay ahead of industrial market trends in key Johannesburg zones including Jet Park, Longmeadow, Linbro Park, and more.
  • Build deep relationships with landlords, developers, and portfolio managers.
  • Contribute to area-specific reports, vacancy schedules, and opportunity mapping.
  • Provide internal updates on upcoming developments, shifts in vacancy rates, and zoning changes.
Business Development & Lead Generation
  • Generate a minimum of 20 new quality leads per month.
  • Support the team in achieving their KPIs and help improve lead-to-deal conversion.
  • Collaborate on proposal development and client presentations to win mandates.
  • Identify and pursue portfolio opportunities with multi-site tenants or investors.
Client Relationship Management
  • Actively manage key client relationships—building long-term trust and ensuring high satisfaction.
  • Support brokers in handling objections, navigating deal roadblocks, and closing negotiations.
  • Monitor client feedback and refine engagement strategy for repeat and referral business.
Compliance & Professional Standards
  • Maintain the highest levels of integrity and confidentiality.
  • Uphold all company procedures, brand values, and industry regulations.
  • Set the benchmark in professionalism, driving ethical conduct across the team.
 
REQUIREMENTS:
  • Minimum 5–10 years’ experience in industrial property broking or commercial property leasing/sales.
  • Strong network in Johannesburg’s industrial zones (at least one core area essential).
  • Proven deal track record with strong pipeline management.
  • Leadership or mentorship experience in a brokerage setting preferred.
  • Deep understanding of industrial property fundamentals—zoning, warehousing, logistics, leases. 
  • Strong negotiation, reporting, and CRM skills.
